What this report is, and is not Guidance, not advice. This report is general information about where you stand. It is not regulated financial advice. Based only on what you told us. The result is indicative. Nothing here has been checked against your documents, your bank statements or your credit file. A lender decides, not this tool. Whether anybody will lend, and how much, depends on a full affordability assessment by a qualified adviser or the lender itself. The borrowing range is an estimate. Speak to somebody qualified. Get independent advice before you make any financial decision.
The personalised report Written around that visitor's answers, ready to forward. General, indicative guidance. Not regulated financial advice, not a lending decision, and not a mortgage offer.
Follow up

How it works in reality.

Pick up the conversation that your lead already started by reaching out to them. They need help and you have the expertise to provide it.

  • Your lead is emailed the moment a report completes.
  • Their full answer set and their copy of the report, in one place
  • Your lead is passed into your CRM on submission so your usual follow up processes can continue
Every lead lands the same day it is created.

No exports to chase, no forms to copy over. It is in your inbox and your CRM before you have finished your coffee.

13 answers, then his name, email and phone in exchange for the report.

4:12pm His report sends itself

Branded as you, straight to his inbox, with your number on every page.

4:13pm You get the lead

An email with his details and every answer, and the same record in your CRM.

The next morning You contact him

Self employed, under two years of accounts, deposit over 20%. You already know what the conversation is about.

Where the leads go

Straight into your pipeline.

Connect Brevo and every lead lands in the right list with their answers attached, so you are not manually adding leads to your CRM. More CRM connections are on the way. If you are using something else in the meantime, leads still arrive by email and sit in your dashboard.

  • Connects to Brevo CRM
  • Existing contacts updated, never duplicated
  • Support to create email nurture sequences for your leads

The branded email

Sent from your name, not ours.

The report arrives to your website user as a PDF attached to an email in your branding. It comes from your company name and your email address, with your logo, your colours and your phone number, so the first thing your lead receives already looks like it came from you.

  • Your company name in the sender line, your address behind it
  • Replies go straight to your inbox, never to us
  • A short summary in the email, the full report attached as a PDF

The PDF they take away

Every visitor gets their own report PDF.

It runs to as many pages as their answers need, and they can save it, print it or forward it to whoever they are buying with. Your logo, phone number and email on every page, so when they come back to it in three weeks it is still your name at the top.

01Score, borrowing range and loan to value built from their 13 answers. 02Guidance not advice, and the repossession warning, at body size. 03Land Registry sold prices for the postcode they are buying in. 04It closes by naming your firm and what a fuller conversation would cover.

Built for regulated industries

Mortgage industry marketing compliance built in.

This tool was built against the FCA Handbook. The consumer confirms they understand it is guidance before the first question, and the safeguards after it are arithmetic and code rather than policy.

  • Scoring is fixed arithmetic. The AI never picks the outcome
  • Banned wording is checked in the finished report. One that fails is never sent
  • Fixed answer options only, so nothing typed reaches the AI
  • Figures round down, are capped in code and cannot overstate
  • Every question, every disclaimer and every report wording mechanic has been reviewed against the FCA Handbook and signed off by a practising mortgage adviser and their compliance team*
Checked against MCOB 3A.2 and 3A.4, PERG 4.5 and 4.6, PRIN 2A and CONC 3. Full written review available. *We advise passing the tool through your own compliance processes before making it live on your website.
Before the first question
Above every figure in the report

This is guidance, not regulated advice. The range shown is indicative and depends on a full assessment.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Six disclaimers in total, shown at body size. Never small print.
Report approved under wording v4. Checks passed.
Local sold prices

What houses near them actually sold for.

Every report carries what has really sold in your visitor's own postcode district over the last two years. Not asking prices, and not a national average. What people paid, near them, taken from the HM Land Registry record of completed sales in England and Wales.

It is the unique element of the tool that makes it different from standard calculators.

What has sold recently in Stoke Bishop

Most of the 214 sales in BS9 from the last two years fell between £285,000 and £520,000, with a typical price of £395,000. Prices across Bristol are up 3.2% over the last year.

The section as a report prints it, in the branding of a fictional firm. Land Registry publishes monthly, so a sale appears once it has completed and registered.
Real sold price data Asking prices are what somebody hopes for. These are what people paid, which is the number a valuer works from.
Localised postcode districts BS9 is a different market to BS1 or BS5. A figure for Bristol would say almost nothing about the street they are buying on.
Recent purchase data Only sales from the last two years, so it describes the market they are buying in now rather than the one their parents bought in.
The official record Every completed sale in England and Wales has to be registered, so this is the register rather than a sample or an estimate.
Try it yourself

The live demo, right here.

Answer the 15 questions as one of your visitors would. It is shown in the branding of Harlow & Finch, a fictional firm, so you can see how it looks once it is yours.

  • 15 questions, about 5 minutes
  • The real tool, in custom business branding
  • Nothing stored, no details asked for, no report generated
The numbers

Your return on investment when using this tool.

A single completed mortgage typically brings in £700 to £1,200 in lender commission, or £1,100 to £1,900 if you also charge a client fee. At a typical brokerage net margin of around 20%, that is roughly £140 to £380 in profit per case.

BowerVault costs £348, paid annually. It takes one to three new clients to cover that entirely. After that, every new client won through this lead magnet is pure profit to your business.

The tool itself does not generate leads. Promoting it does. The return below is what is available once you do.

Return as clients grow
Clients from the tool a year Profit generated Return on your £348
3 breakeven £420 to £1,140 1 to 3.5x
5 £700 to £1,900 2 to 5.5x
10 £1,400 to £3,800 4 to 11x
20 £2,800 to £7,600 8 to 22x
Commission, client fee and margin ranges come from general UK mortgage industry data rather than a verified source, and the ten and twenty client rows are illustrative multiples, not projections. Your own figures are the ones worth running.
Questions

About this tool.

Most advisers are live the same day. Set your colours, font, logo and other information then paste one snippet on your web page. There is nothing to install and no developer needed.

No. The 15 questions and the report structure are fixed, reviewed and signed off by mortgage professionals, so quality and compliance stay consistent for every visitor.

Built to sit outside regulated advice: generic guidance only, with no lender, product, rate or fee ever named. Built in partnership with mortgage professionals and their compliance teams, and checked against MCOB, PERG, PRIN and CONC, with a full review available on request.
